Site Development Improvements
Pre-Closing Feasibility Analysis: $1,000 to $2,500
DCMI verifies the owner and contractor have allocated sufficient funds in their budgets to complete the proposed improvements by comprehensively analyzing the plans, specifications, environmental and geotechnical reports in relation to the proposed improvements. We confirm the proposed improvements can be completed and comment on the efficacy of the documents we’ve reviewed as they relate to the various obstacles of site development.
Environmental Risk Assessment: $500.00
DCMI utilizes a quick and cost effective methodology to determine if the property’s environmental risk rating suggests additional due diligence [e.g., Transaction Screen Assessment (TSA) or Phase One Environmental Site Assessment (Phase I ESA)] or no additional due diligence. This new environmental due diligence method includes an extensive environmental database search and examination of the listings. DCMI opines on the risk to the lender and borrower based on historic and present use. This product is a cost-effective due diligence method guaranteed to be returned within three (3) business days.
Phase I Environmental Site Assessment: $2,000 to $5,000
DCMI performs a Phase I Environmental Assessment in conformance with the US EPA’s All Appropriate Inquiry rule to include a site visit and database review. No deconstructive testing.
Progress Monitoring Inspections: $305 to $505/site visit
DCMI reviews the requisition documents and performs an on-site progress monitoring inspection to confirm the requested scope conforms to the current project status. A regulatory review is included as well as compliance with the plans, specifications and industry standards. We also review and inspect change order scope as well as verify sufficiency to complete the remaining improvements.
Commercial Improvements + Multi Family Residential
Property Condition Surveys: $1,500 to $10,000
DCMI performs a Property Condition Survey in conformance with the ASTM standard to include an assessment of the property’s condition. Deficiencies are documented with deferred maintenance discussed in our submittal. Capital reserves can be provided upon request.

DCMI performs a Transaction Screen Assessment to determine there are no environmental concerns associated with the subject property. A TSA is typically performed for office buildings and multi-family uses or for low risk properties.

Residential Improvements
Pre-Closing Feasibility Analysis: $500.00 to $1,000.00
DCMI verifies the owner and contractor have allocated sufficient funds in their budgets to complete the proposed improvements by comprehensively analyzing the plans and specifications. We conduct a site inspection to confirm there are no environmental issues that may impact the construction progress. We review the regulatory databases to confirm the current plan and building permit approval status.
